FREQUENTLY ASKED WARRANTY QUESTIONS
CONCRETE: Settling, pitting, and cracking is to be expected. It most probably will happen and does not indicate structural problems. Cracking and pitting is not covered under the warranty.
GARAGE FLOOR PAINT: We paint your garage floor as a courtesy and like any other painted surface, homeowner maintenance will be required. This will probably need to be repainted annually. This is not covered under the warranty.
SHEETROCK CRACKS/SETTLING: Cracking and settling can be expected in sheetrock and drywall joints and around wood mold - these are routine and do not indicate a structural problem and are normally considered homeowner’s maintenance responsibility.
GROUT/CAULK CRACKS: Cracking is to be expected as your home “seasons”. This is a normal occurrence and is considered homeowner maintenance.
EXTERIOR WOOD DOORS: Like any wood product, exterior doors require maintenance. Exterior wood doors should be refinished ANNUALLY. Some exterior surfaces may also need refinishing more frequently.
FOUNDATION: The moisture content of the soil around your foundation is the single most important factor in protecting the performance of the engineered system. In dry weather you MUST WATER. If your lawn is dry and the ground is cracking, your foundation is also suffering. Do not alter the drainage patterns around your home. Creating areas where water is allowed to stand can create MAJOR STRUCTURAL DAMAGE. Too much or too little moisture in the soil causes stress on the system. DO NOT cease watering in the winter. Maintaining a good watering program during the winter months will not only help your landscaping but will also keep your foundation in shape.
YOUR WARRANTY: Please read and understand your warranty. It places certain responsibilities on you for maintenance of your home and notifying us of problems. WE DO NOT WARRANT CERTAIN ELEMENTS OF YOUR HOME - THOSE ITEMS WHICH CARRY MANUFACTURERS WARRANTIES (I.E. APPLIANCES, AIR-CONDITIONING SYSTEMS, WINDOWS, FAUCETS, LIGHT FIXTURES, DOORS, CARPETING, LANDSCAPING, ETC.) ARE COVERED UNDER THEIR WARRANTY PROGRAMS. LABOR CHARGES ARE NOT INCLUDED IN MOST MANUFACTURER WARRANTY PROGRAMS. LABOR IS THE RESPONSIBILITY OF THE HOME OWNER.
